What we will do.
Our aim is to achieve the best possible price for your property.
Actively market your property the same day as instructions are received.
Following the valuation the preparation of a
high quality schedule of particulars is designed. This consists of
internal and external photographs highlighting
your property's main features.
Your property will then be inserted in our window display and property guide. Also Gray & Gray will provide a ‘For sale’ flagpole or posters to achieve maximum advertisement.
Your property will appear in our property guide which is updated daily with a colour photograph and information. Should a price change occur a banner would be inserted beside your property showing the amended details. Sometimes as a special feature your property will be put on the front cover with a photograph and price.
Follow up on viewings the next day for viewers thoughts and report back to yourselves.
Keep in contact with you regularly and respond to your queries quickly.
At no extra charge, we can also provide an accompanied viewing service if for any reason you are unable to carry out the viewing i.e. work commitments or holidays.
We will contact all potential house buyers on our property database that have expressed interest in properties similar to your own.
What you can do to help.
First impressions are all important. Keep your property as clean and tidy as possible, also keep the outside of your property in good order - many people are put off by a poor external appearance.
Avoid the preparation of strong smelling food before viewers arrive - not everyone likes the smell of curry or fried food.
Turn the television off when viewers are present.
After showing viewers round your property, let them wander alone - do not crowd them.
A vase of flowers or a plant here and there will look attractive.
A cluttered and untidy or darkened room can appear smaller and less attractive than they actually are.
Try to emphasise the positive points i.e. those benefits that made you want to buy the property. It’s not your job to highlight any defects.
Remember not every viewer is a pet lover so make arrangements for your pets to be elsewhere when viewings take place.
'For sale’ signs and posters must always be displayed prominently to ensure that any prospective purchasers are made aware that the property is for sale - It’s surprising how many sales are initiated in this way.
